Design & Preconstruction

Design documents are prepared and refined with regular client review/approval meetings. At the completion of this stage, construction documents are ready for both vendor market issue and for permit submittal. Site Logistics and Phasing Plans are incorporated into the design to optimize safety and constructability and ensure delivery of intermediate milestones. Long lead materials and equipment are compared to a detailed project schedule and arrangements for early-release of these products are made if required. Subcontractor and supplier pricing packages are distributed, evaluated, and leveled. The elements necessary for successful transition to the field have been made and physical progress in the field begins.

Build

Subcontractor scopes are awarded, and construction commences. Kadean field and project management team becomes primary contacts for client/owner/trade partners. Our preconstruction and design team stays involved to ensure any potential issues or changes are dealt with quickly and with minimal impact. This is done through team communication and frequent client updates throughout the project. Kadean continues to mitigate client risk and meet schedule milestones so that project delivery remains on time and within budget. As construction wraps up, Kadean’s team will coordinate inspections and final walk through prior to turning over the facility to the client.

Occupancy & Warranty

At this stage, the client is granted occupancy, and we remain a resource for any issues that may arise as stated in the warranty period. Kadean’s partnership with clients extends beyond project turnover. Warranty aside, we stay connected with our clients to repeat this process with them and continue to partner on future projects for an even better and more streamlined experience having navigated design-build together.
