The key elements of preconstruction with Kadean.

We develop site logistics and phasing plans.

Dedicated preconstruction experts and internal “second set of eyes” review site logistics plans early in the process to offer potential opportunities to improve safety, time or budget prior to mobilization. 

Whether a project is multi-story on a postage-stamp lot, or covers 150-acres; correctly sequenced projects are a must to meet critical milestones and budgets.

We establish procurement and submittal processes.

This includes evaluating vendor proposals and issues purchase orders and subcontracts to the greatest value team based on Owner’s criteria. Product data for materials and equipment associated with each vendor commitment is reviewed for compliance with project criteria and confirmed with the design team prior to releasing/scheduling for delivery.  Timely execution of this element of the preconstruction process is an often overlooked ingredient in the recipe for success.

We make a comprehensive safety plan.

Our safety experts will evaluate the project for safety of all stakeholders – trade professionals, owner personnel, and the general public. All other planning and pricing steps account for safety supplies, monitors and specialty equipment where needed, giving our team the tools necessary to deliver a safe and successful project

We establish high-level and granular pricing.

Cost estimates is one of the most recognized preconstruction processes. Staying on budget is also one of the most important measures of success. Kadean approaches each project with an individual strategy, encompassing both high-level cost/SF analysis and detailed granular unit inputs, each applied at the appropriate stage of project development. 

Our team performs quantity takeoff and applies cost data from an historic database, verifying consistency in product type and size for a clear relationship. We identify differences between your project and historic data, supplementing these “gaps” with additional information from our database, or leverage relationships with specialty subcontractors for the inputs. For products or commodities with disruptive volatility, we seek material supplier and subcontractor inputs on a regular basis to maintain real-time cost and lead-time data.

We connect with municipalities and other entities to align on permitting.

Each project carries individual permitting and inspection requirements. Permits must be paid and posted at a project site prior to mobilization in most instances and Kadean places specific emphasis on correctly planning for review/response timelines and prompt pickup when the permits are issued. Our team works to coordinate permitting with your-direct vendors to bundle or separate permits where possible to offer as much benefit to your schedule goals.

We explore prefabrication opportunities to save time and money.

For projects that incorporate larger systems or components, we look for opportunities for prefabrication. Offsite assembly typically means fewer people onsite, enhancing safety and reducing waste, particularly during labor-intensive stages of large projects.
